Our firm has been retained to conduct the search for a Senior Development Manager who will oversee all on-site design and construction for a beach resort and spa in Bermuda. The resort and spa is owned by a leading investment and development firm, headquartered in New York, that focuses on the real estate and vacation needs of affluent, leisure-focused baby boomers. The company has projects underway on Martha’s Vineyard, Bermuda, and Hawaii. These projects range from 6,000 acres (including 2.5 miles of ocean frontage) in Hawaii to the redevelopments of hotels in Edgartown and Bermuda. Products include resort hotels, for-sale villas, fractionals, condo hotel units and large acreage single-family lots.
The historic property in Bermuda is a 32-acre site with 252 rooms. The comprehensive redevelopment will feature a five-star destination with hotel, for-sale villas, fractionals and condo hotel units, restaurants and a spa.
Reporting to the Chief Operating Officer, the successful candidate will demonstrate:
• a minimum of 15 years’ real estate development experience with at least five years’ general management experience; a significant portion of this experience will have been with an upscale, resort/destination or hotel developer; experience with condo hotel and fractional ownership or off-shore developments are genuine pluses;
• strong financial acumen; candidates must be capable of managing P&L for a growing business; a well-above-average grasp of the financial side of developing complex destination properties; an appreciation for budgets, pro formas, and how to make a profit;
• strong technical project management skills; an analytical bent; the ability to stay on top of day-to-day operations; the ability to balance multiple tasks and competing priorities; the ability to marshal limited resources; a clear understanding of development, site planning, infrastructure, and construction management;
• strategic leadership; the ability to manage and motivate employees, contractors and consultants.
